Don't tell them you're an "investor" as that's a red flag in the minds of many agents and synonymous with 'dreaming time waster person.'

I would say that her wanting to include future deals as part of this agreement is a red flag.  

If his calculation for rehab/remodel is off, market pricing and hold time, or inspection for red flags is off, it eats into his profits.
