If your neighbors work for nurseries, have yappy or mean dogs, erect two fences around their property, are livid when PGE goes in and places Smart meters on their electrical box, have motion detector lights on their house and locked access on all parameter gates you can bet its a grow house.

My rehabbers often don't want me to speak with their insurance agent/companies. 1) Someone indicated that builder's risk often DOES NOT cover the existing structure...thus if your contractor is doing a light rehab and the house burns to the ground, the existing structure is not covered.

Though the tenants are paying their own heat and lights, you will still have a house electrical meter for common areas, expenses for groundskeeping (snow removal, lawn care), water and sewer, garbage collection, janitorial, pest control, administration/accounting/advertising, etc.
