TIAYou rented out a place with ingress/egress for critters and bugs...At a minimum you should seal the place up properly.Maybe try some spray foam.https://www.homedepot.com/b/Building-Materials-Insulation-Spray-Foam-Insulation/N-5yc1vZbaxjAlso, the amp draw on the A/C should match the plug and not overload the circuit.Having an electrician run a special dedicated larger amperage plug just for A/C use might make for a safer install (fire-wise) and if you go with a bigger amperage (special plug required) outlet, renters could use a larger A/C unit to cool more of the house.For a little out of pocket you might get a much better rental.Good Luck!

.- Swap out shower valve - Install trim for shower and vanity faucet including p trap and full plumbing connections for function shower, toilet, and vanity faucet system- Reset toilet or install new toilet, caulk baseTile / Flooring - Provide new cement board with waterproofing - Install tile (provide exact spec, and designate wall and floor tile specs)- Install 12" x 12" niche in shower on adjacent wall to shower head, center on wall- Install new floor tile, (provide grout color spec for shower and floor)Mechanical - Swap out grille on existing exhaust fan Electrical- Provide GFCI outlet next to vanity - Install new vanity light fixture - Provide can light fixture over shower area- Install trim for switches, covers, etc.
