A small house just came on the market that sold 2 MONTHS ago for 120k less, they now put it back on the market after what looks like a coat of paint, no major repairs and are asking double the price per square foot (or more) over anything comparable.

Yes you will have to set up a contract, usually that is something to approach if the property wouldn't be sold otherwise most flippers want to get in and out of a property as quickly and with as little hassle as possible.

People have short memories and think stuff like that will never happen again......personally I would never buy in those areas unless I'm flipping it and moving on.....no way would I buy a long term buy and hold there.I just sold my property in Kingwood.....flooded all around the neighborhood but not near my property...it was a stressful 2 weeks..... really don't want to do that again....dodged a big bullet with no flood insurance and I'm not counting on dodging mother nature again

Is there any way in which the building could be signed over to me or sold at a more reasonable price then I can turn around and take out loan using that prop as collateral to pay remaining balance on his original ask?

Something seems shady here even beyond the apparent impersonation of an attorney, particularly since the heirs could have immediately sold the home even 10 years ago for much more than they got for quitclaiming.

Time and time again in our Denver area market folks come to me with a Zillow listing and its not current and the home is under contract or sold and Zillow doesnt show it.
