Full remodel?

@Frank Geiger the plan is to fix the home fast so we can rent it out ASAP and stop the cash bleed.The issues:- I have two full time high paying jobs and little time to work on the home- My wife is 8 months pregnant (enough said there)- We do not have enough in savings to just throw money at the problem (see the bad kitchen remodeling decision for reasons why we have no money)In reality, we’ll keep chipping away at the house until we get to a point where with a month or two months worth of mortgage plus utilities we can hire someone to complete the outstanding work.

While working on this project I learned a lot about rehabing and remodeling homes. 

Our company Affordable Residential Renovations, LLC specializes in being an investor friendly remodeling company.

Most of the trim (baseboards, window boxes, door casings) had been scratched and chewed by the dogs and was ruined.Being long-term tenants (~9yrs) the finish flooring would need to be replaced anyway, but the amount of damage to the subfloor - particularly on the ground level necessitated removal of the entire subfloor.The bathroom vanity was in rough shape and there was a mysteriously missing square of drywall from behind the toilet (earlier pictures from when we purchased the property showed no hole behind the toilet).The carpet on the stairs and in the closet under the stairs was originally a light green in colour (with traces of red).  

Usually they'll say new carpet completely remodeled, they will have updates, new kitchens etc. figure out who owns those properties.

I was thinking of making rent all inclusive with rent, utilities, cable, internet, cleaning services and household common area shopping( toilet paper, soap etc).

My wife and I have an extensive knowledge of renovations, remodeling, and working with contractors.  

I am not currently but I have been putting in low flow toilets and other water conserving plumbing fixtures.

Tenants and toilets are tough.
