Two reasons for this - your rehab costs will be higher on an historic property because of age and stringent rehab rules, and on the sell side you have a smaller pool of prospective buyers.

Suddenly that fancy mini movie theater on site and 10 pools, etc, doesn't look that inviting.I can speak from experience, because when I lived in AZ, I had one apartment, that, while I loved it (initially), the prices continued to go up, up and up to where I was paying $900+ per month for a one bed/one bath.

One of our clients bought a park that was empty of homes, had a swimming pool filled with dirt, and a trashed club house for a bargain that some other organization had bought for what they thought was a "higher use" and gave up because of the cost of ripping out the pads, the electric, the gas, and the water supplies and sanitary lines.

The pool is drying up here very quickly, and prices are going up accordingly.

Not that you want to state that anywhere or that I have any preference (Fair Housing Rules and all :-) but that's when you can expect the largest pool of potential renters for those reasons.
