Two reasons for this - your rehab costs will be higher on an historic property because of age and stringent rehab rules, and on the sell side you have a smaller pool of prospective buyers.

Suddenly that fancy mini movie theater on site and 10 pools, etc, doesn't look that inviting.I can speak from experience, because when I lived in AZ, I had one apartment, that, while I loved it (initially), the prices continued to go up, up and up to where I was paying $900+ per month for a one bed/one bath.

I was under the impression that lenders were now required to choose appraisers at random, from a pool of appraisers, and that they could not use the same appraiser for all their work.

One of our clients bought a park that was empty of homes, had a swimming pool filled with dirt, and a trashed club house for a bargain that some other organization had bought for what they thought was a "higher use" and gave up because of the cost of ripping out the pads, the electric, the gas, and the water supplies and sanitary lines.
