Diversity of portfolio is good for maintaining capital but if you're having success in one area I would continue with it until you have enough capital that needs to be diversified and then seek out professionals in those spaces who can benefit from helping secure your capital in other asset classes, personal opinion!

My military training has me always looking at the Intel (data) to drive my decision making process.

Hey BP family. Just joined the community. Trying to learn new things and expand my knowledge base to have the best investor mindset possible. Any advice to a new guy in real estate investment? 

The process went like this.1. marketing company in LA had a 1 hour radio show on the Big AM radio station there ever Sat. morning 9 to 10.. it was called the Radio round table and you had Mortgage brokers running it they would then talk about parts of the country were real estate was far cheaper than LA.. this drove hundreds of leads.

It mirrors my success in my realtor business: My first clients were all friends, and from there my business grew to referrals, and today it's 95% referrals and repeat clients.

I’m in the process of separating out my heat to the majority of my units.

Are there other homes in your neighborhood that have gone through the replacement process?
