I was putting it out there because I figured someone might know something about the subject, but it sounds like the realtor might not have had their facts correct. 

I don't mean the following to sound discouraging, but I would encourage you to be extremely cautious and conservative before buying a random property in Dayton because someone - a property manager, an agent, the seller of the property, some random person on BP - tells you it's a 'great deal,' and you will 'cash flow.'  

Could be a great STR arbitrage property if I could get in touch with someone with experience.

The reason why I am unsure of this scenario is that I know the theory states that this is usually a non-owner-occupied property (someone buys a single family home close to their primary residence so that they can manage it and take advantage of the loophole in this manner). 

The bottom line is when someone is staying at your place for more than 30 days, in most areas, it would considered their home and will be treated as such.

Basically looking for someone that's prompt, reasonable in pricing, follows through, and doesn't mind job size (big or small).Thanks in advance for your kind assistance!

Half of the homes I look at where someone is upside down are an out-of-state investment gone bad. 

Yes, your cashflow may dip a bit, but for me the peace of mind of someone else handling it was amazing.Plus, then you can use that mental bandwidth on new deals out in AZ if that is what you are interested in doing.
