The fact that you are keeping your former primary residence as a rental could raise an eyebrow with Fannie and Freddie underwriters though.  

Furthermore, you need no attorney or service to form an LLC.

I worked for a RM servicer for 6 years and only ran into a handful of cases where there was any equity in the property as a lot of the property values were inflated when the loan was originated.

Your best opportunity will be a local (ie not a national) bank who will service their own loans (aka that's a portfolio lender).
