I found out the hard-way my 1st year that 10s of thousands of dollars or all the time out of my life trying to save money and do it myself was not worth it to maybe get 1 deal trying to buy direct from owners.Best of luck to ya :)

Just make sure to save up some of the money for a reserve to cover upcoming expenses like taxes, renovations, etc.

GAAP accounting, reporting to the Federal Government every month, and a business mind says: take the loss this quarter while we have income to offset.Account Closed foreclosure where borrower doesn't file BK or lie and change the title or other postponement ....s costs about $55000 today as digital processes and video hearings save time and money.There are better tools today.

My dad was a builder (but has now passed) and I just think this makes so much sense but need to find access to the knowledge and potentially an investor/creative financing to do the rest.Anyone who could offer any advice/time/links to info would be greatly appreciated.

I've decided that I want to manage it myself for at least a year to not only save costs but because the property is local to my next one, I've lived in it for over a year so I know the maintenance of the home, and I'm a PM for a home builder so I have all the handyman/tradesmen relationships that I can use for any repairs.
