Put him touch with your lender, so he is comfortable with the situation....availability of rehab money, scheduled draws, draw requirements, etc.

No bond and a large number of repairs and expenses I am going through once again......when I asked them why they didn't inspect the house if this time they knew one month earlier that the tenant was going to leave (I was notified one month earlier) they said that inspections for routine have an extra charge of $75 per inspection.

Normally the closing is not even scheduled until all underwriting conditions are met and the lender has given a "clear to close".

My LLC is a standalone (not associated to my SDIRA) and my CPA filed my last returns under a Schedule C; if I associate a Solo 401k to an LLC, does this now make it a partnership (subject to Form 1065)?

The most important factor to consider with a lender, particularly if it is a sellers market, is the ability to close the transaction and close it on schedule. what good is saving a few hundred bucks in fees if the transaction doesn't close and you lose the deal.
