If she's not interested in getting into yet another venture, it may be because she doesn't have the mental capacity. 

It's not like the Fannie 30YF stuff where you will mentally exhaust yourself for only 0.25% to rate...

@Kent McDanielI used to have the mentally of maxing out all your properties at 75% LTV including primary residence as long as whatever you are putting that investment dollars into nets a reasonable profit like 5% interest on loan and gaining 10% on investment..

For some reason it was grayed out on the calculator not letting me fill it in so I mentally factored it in at the end.I calculated the $210k offer based off the balance of $150k plus the 53k  lein = 203k  leaving the owner with $7k so they wouldn't be walking away empty handed- again if I did the number correctly.

One of my struggles is trying to prioritize learning what I need to know to get started, and putting off learning other things until I really need them. 

Regardless, the only person I ever let fuel me and penetrate my mental barrier was my father when he told me it couldn't be done. 

I feel like there are a lot of mental benefits to this also.

I mentally put on my landlord hat, and it's clean cut, no BS, no  emotions,  ready for problems b/c they will be there and you roll with it.    

People try to make a note (either mental or physical) for websites that they might want to visit when they have a chance.
