"You had the chance to pay for pest control and you chose not to" is our stock response with pest complaints.

There's a couple of things I think you could tweak to save some time:Set up recurring bills in QB for all of your predictable/recurring expenses.  

Next time just stock what is needed per reservation.

It would help if you mention your price range, btw.Of the towns you mention as goals, Lexington probably has the greatest diversity of housing stock and prices.

My original goal was to build a portfolio of dividend paying stocks as well as to invest in Fundrise and peer-to-peer lending platforms.

@Justin Miles Of course I cant predict the future, but I dont see this market slowing down substantially.

Predictive data analytics and cheap hardware have just recently been disrupting many industries with settled orthodoxies of operation and I believe property management is still operating on mostly the same ideas (again I am not a professional, just an observation).
