I was looking at all in about $92,000 to yield an ARV I was hoping to be at least $110-115k, possibly more, judging from the fact that this property is one of the very few duplexes in the area (notice how I don't have exact figures; a lot of my analyses came from estimating and hoping for the best, a behavior I realize is very rookie-ish, but I felt I had to act fast in buying what I still thought was a great deal).

I've looked for facebook groups but have noticed there seemed to be a lot of "bots" mixed in. just wanted to see if this community had any advice or leads on RE Investment groups/meetups on the East Coast of FL (willing to travel). 

Or, how many days prior notice you must provide to not renew; typically 60 days from end of contract.

You have to occupy within 60 days and most landlords aren't going to serve the notice to quit for you because the reason they want to sell is because they don't want to deal with the tenants.

I had 1 month notice before I needed to leave, and it would be spent in training.

Transferring my property back out of the LLC is a better solution if I get hit with a 30-day notice than immediate payment in full.

The taxes were only $305 so not a big deal really.One thing I did just notice while looking everything up is there is an annual fee of $99 unless you pay that much in interest that year.

My job allows for remote work but I put in my notice last week and will be working through the end of June. 

I agree with @Lydia T. these pre-foreclosure owners are not the most motivated, as a matter of fact, they don't realize how deep they are until the bailiff post the 24h notice on the door. 

The downstairs tenant first had a fighting ring in the backyard that after an eviction notice he did take down.
