If it cash flows as arental and needs minimal work you can still buy sub2 and that gives you time to fix it up and secure a traditional loan. maybe even BRRR it.Even if he isn't moving for 6 months you can still get it under contract and close before he has to move.

In a lot of cases, it's even written into the contract that if the closing is delayed for any reason (regardless who's fault), then the purchaser's earnest money deposit is forfeited.

It isn't that you're skipping a month - you're just delaying the first payment, but your escrow balances and such will be different by closing at the beginning of the month, resulting in more money out of pocket at closing.
