Some basic questions on rentals

Hi - We're looking to invest in our first investment property and had a couple of questions.. 1. With the property being an investment, what are the chances of getting a 5% down loan? If slim, what is the typical down payment? 2. Does it make sense to use a home equity line of credit for the down payment? 3. Is the main goal of rental property investment to capitalise on depreciation? When looking at new construction properties, it seems like the net cash flow is minimal. Is that the norm? 4. Can depreciation from rental properties be used to offset regular income? Thanks
