BTW, if someone is deadset on buying American but they want longevity & reliability in a car, they might look at the Pontiac Vibe, which has earned high marks from consumer testing companies and is basically a Toyota Matrix with a Pontiac nametag.

What stymies me is why buy materials ie roofing shingles and install them 3" off the nailing line that's clearly marked?

That is not the case with real estate who by sheer accident (not because they are smarter than other investors) are unable to engage in this reckless behavior.Furthermore, in private markets like RE, prices are not marked-to-market daily.

We also will be closing on 2 more properties a the end of the month that we will keep as buy and holds.So all together that is 19 out of 30 properties at the half way mark.

Throwing good money after bad to trying to collect a non-collectable  debt is something some landlords do just to get back at the former tenant and mark their credit.It's been awhile since I dealt with residential tenants.
