My agent got it off market, seller was asking 275, I offered 275, they accepted, no one else had access to it as far as I know.

Tax wise, is it acceptable to have the title and mortgage in my name, while my LLC collects rent, and pays for all expenses: mortgage, insurance, taxes, and all other upkeep and maintenance.

Raising rents in increments might be easier for them to accept rather than immediately raising them to the top of the market rate.4) Local market - a lot depends on how hot the rental market is in your area.

You may have to give a 30 or 60 day notice, but inform your tenants of what is to come and they will either accept the increase or move out.

The cost is going to be less than 30k because I will build it myself but obviously the county won't just accept my "random" estimate, they will allow to estimate $123/SF of conditioned space and $22/SF of deck.The floor plan I was planning on building is coming at $37,404 (288 SF floor plan, 90 SF front deck), so my question is : shall I make it smaller to get below that 30k limit ?
