It messes up the entire loan because your max loan amount just decreased as well, so to make the loan work you don't need to put up 20%, you need to come with 30% to get the loan amount low enough to work with the rent constraints.

What you can do is a cash out refinance and pay off the Heloc and take out some cash and consolidate (2) loans into one.If you were to calculate (3) loans more than likely your "blended rate" would be higher than a COR right now.
