I got a job offer in the Northern Virginia area and I am planning to relocate there.

We’re not talking about being a flipper, wholesaler, broker, or having a real estate “job”.  

What happens if one or both of us lose our job(s). 

The alternative is moving to somewhere cheaper or find a higher paying job.

Does anyone have any suggestions on how to proceed? 

Please let me know if you have any suggestions or insights into how to work around this, or how to revise the ownership to get things moving... or if you know of lenders that will lend to a trust.Property is a single-family residence in need of $65-75k rehab.

Really your question would be, what are all the possible closing costs and there is a long list there, I suggest getting to know a local closing company to help you and they should have some info on a website.  

Both working okay/fine paying jobs, both worked through school so no student debt, driving old cars so no car payments

Close to WA, landlord friendly, low taxes, strong job and population growth.
