The irony of the investment strategy of the average American – including those who meet the definition of an accredited investor – is that the bias toward optimizing for the downstroke and safety robs one from the benefits of individual growth and setting the stage for their future self.

I am having a hard time with this one as I see private housing gobbled up by big corporate REITs meaning the scarcity of individual home ownership will increase.

Eugene,If the LLC is owned by an individual (and/or spouse) and it does not have any other types of operations (contracting, retail, etc) most of our markets for 1-4 family rentals will write the LLC. 

The individual who has worked for the previous "Property Manager" as his leasing agent and maintenance contact has offered to continue managing my properties. 

If anyone's home, the great room would be set to home status, but each bedroom would be set to home only when that individual tenant is at home. 

@Ben Feder it is easy in a house because the utilities are individually metered and the tenant just pays the bill directly to the utility.
