If there is no junior lender those funds should go to the poor person who lost the house. .many times folks don't know they get excess proceeds and it totally changes their lives.. were they just went through this tramatic experience of losing their home only to have it bid up and they get an excess proceed check for 10 to 50k or whatever the amount the property bid up past the opening credit bid.. so your taking food out of those folks childrens mouths when you engage in that behavior..

What is typical is that the seller will collect money for insurance and taxes from the buyer and then pay those expenses himself.Loan servicing companies to protect the buyer are used to inexpensively take money directly from the buyer and pay the P ITI payment in any excess is given to the seller.You may want to record as a buyer installment Lane contract as a memorandum to protect your interest.I like to think installment land contract is very similar to a wraparound mortgage with an existing loan.You may want to use open escrow instead of recording the installment land contract.

The #1 reason I see landlords get tossed out of eviction court is bad paperwork, improper service, evicting for excess fees (late fees are not allowed, only unpaid rent) and other typically dumb things like that.

My gut says that most accidents occur due to excessive alcohol consumption.I take safety very seriously but like others have said, you can mitigate as much as you can but in the end, you can't fix stupid.

Brandon Arnett Anything that takes cashflow out of your pocket as an investor is annoying: vacancy, maintenance & repair calls, cap ex, tenant turnover costs, tax & insurance increases, evictions, etc.What you might consider as “headaches” would be extended vacancy, inherited tenants, excessive maintenance calls, late rent, mold, pest inhabitation, insurance claims, tenant turnover process, eviction process, non-responsive property managers, and the list can go on.You can get ahead of most of these issues by buying properties in B- or better areas, having a thorough inspection done, doing a strategic rehab prior to placing a tenant, selecting proper insurance coverage, hiring the right property manager, and then staying in regular communication with that property manager.
