Check with a few lenders to make sure everything will work out the way you are planning so you aren't stuck halfway through your process.

Trying to get her half way to market rates won't do any good if she can't afford even $100 more in rent. 

If you are a glass half empty type you want to cash out and leave,  usually because that is their best retirement plan. 

@Cole Bryant if you find a halfway decent deal to house hack instead of pay rent and put 3.5% down on say a 700k duplex that would be $24,500 vs putting 20% down on a 150k investment which is $30k.

Things will go wrong half way though, just make sure you pre-plan for it to happen and can work through it. 

We went with adding a nice rock fireplace for looks  possible smell and I had ran across a nice insert with brass trimmed glass doors super cheapSo it was used on the only fire job we did just like Steven S mentioned (we thought we could still smelled smoke and the fireplace would be a natural cause)
