@Cole Bryant if you find a halfway decent deal to house hack instead of pay rent and put 3.5% down on say a 700k duplex that would be $24,500 vs putting 20% down on a 150k investment which is $30k.

We went with adding a nice rock fireplace for looks  possible smell and I had ran across a nice insert with brass trimmed glass doors super cheapSo it was used on the only fire job we did just like Steven S mentioned (we thought we could still smelled smoke and the fireplace would be a natural cause)
