New Real Estate Investor Looking for a City to Invest In!

Hey Everyone! So excited to join this network and to connect with you all! I’m based in Southern California and looking to make my first investment in the $50-150k range with a rental property. Obviously, that won’t happen in SoCal so I’m looking to invest elsewhere. Some say to invest as locally as possible and others say invest wherever the numbers work. I’m open to either and would love to hear your thoughts on good markets that have viable options in that range! Thanks in advance!

@Cole Bryant, help me help you. A few questions. Are you paying a mortgage now or renting? Married? Kids? What is your goal and motivation for wanting to invest in rental property? Why real estate over stock and bonds? Why type of property are you focusing on SFH or multi-family.
