I've actually had some Realtors refer to it as "gas money."

We are number on in the nation on coal and quite high on oil and gas. 

In terms of expenses, has everything been taken into consideration - such as accounting, advertising, insurance, janitorial service, lawn, snow, licenses, legal, misc, management, repairs and maintenance, supplies, taxes, trash removal, utilities (gas, sewer, water, electricity, fuel oil, telephone), etc.?

I moved out of the real estate industry to try out oil and gas - which has been a great career but have always loved real estate.  

Argon gas is optional as some say the gas leaks out over time. 

As I'm now approaching the point of finding tenants, I've been thinking of ways to transfer the costs back to them because it doesn't exactly work like a metered gas setup.

My partner has a place on Atwells where the tenants skipped out without notice, yanked out the gas stove and so he walked into a gas filled apartment that looked like a scene from Hoarders on drugs.

The home used to run off oil but has since switched natural gas.

With more than 20 years experience as a landman (negotiate and manage oil & gas leases and other contracts/agreements related to oil & gas exploration and production) I have suddenly found myself with mental bandwidth capacity to spare thanks to the collapse in oil prices. 

A gas water heater might not stay lit (pilot) outdoors.
