Get copies of driver's licenses,  you can do facetime and confirm they are the person in photo ID or license, credit, background, eviction checks,  call their new employer to confirm employment,  get copy of employment contract, confirm they saw the photos of property on line and wil accept as is.

Mine had higher net income, and the underwriter's copy had much lower net income, so the underwriter cut the loan back due to higher debt service ratios.

first thing you do when U buy dirt is go into the city or county planning department get the zoning then get a copy of the zoning code and study it.. find out whats approved out right what takes use permits etc.. it would be rare to the extreme that property that could be developed for housing would fall through the crack at a tax sale.

1 - Everything you've written here tells me the seller is right when he says you  are a "beginner".2 - The HML should be getting the Purchase Agreement from you...not the seller, because you should have a copy of the one you signed with the seller.

This sounds like the typical “we make it sound so easy, we’re going to take some loan origination/commitment fee and you will never hear from us again” BS approach.If you did a copy and paste and the spelling/grammatical errors were in their literature...guaranteed scam.Note...no one that loans $70M also loans $20k.
