I did a little bit of research on google for this part of the reply according to my 20 second unverifiable google search the average house price in LA was 99,000 in LA in 1980 the federal funds effective rate was 13.5% 2020 LA 800k ish average house some things said a bit more some a bit less but about 800K federal reserve effective rate is 1.5% high end 2020.

Taking out a Federal loan for purposes other than for which it is intended is dicey territory legal-wise.It's a graduate loan so student loan forgiveness doesn't apply.I'm not sure I'd be comfortable with this.
