I believe each foreign entity will also cost you $800+ per year in CA, no? 

So, if you create an LLC in another state, you will likely need to register it as a foreign LLC in California.

I am a licensed managing broker and primarily only work with investors(foreign and domestic).

Miami is so hot, and has so many foreign investors that don't seem to care about values and cap rates, that wholesalers can move properties for higher prices, closer to market value.

Thanks,The Floyd family You can register your Florida LLC as a foreign entity or you can simply create another LLC in the new state to take title to the new property purchases in that state. 

The last page of the lease includes an "Additional Clauses" which states "Broker advises Owner to consult an appropriate professional for related legal, tax, property condition, environmental, foreign reporting requirements and other specialized advice."
