Just running a spread on the MLS you are not weeding out the newly rehabbed, extremely distressed (tear downs), over priced and so on.

Even if "flipping" isn't your main priority it still contains a TON of information that is extremely helpful! 

That's just way too low for me to feel comfortable...even in an extremely cheap city.

My wife insists on doing the books for the business, and still does not like my investing, but admits that it has done extremely well. 

Now he got a new tenant that is noisy/loud and caused issues with neighbors because of that.... 

As of right now you still need to take them in the classroom but Ohio lawmakers are extremely close to getting a law passed that will allow you to take them online.

The consensus at a panel discussion at last year's IMN conference is that there are over $300 billion in extremely delinquent debt still to be liquidated to the secondary market, plenty to go around for all of us small balance investors. 

I am just extremely conservative with my numbers and I never count on appreciation, ever.  

I've also found the local REIN group to be extremely valuable.  

Crime rates are still extremely high but they are much lower than 5 years ago before revitalization efforts.I'm BRRRRing properties right now (but most don't need much rehab).
