An associate of mine has an unusual situation and had difficulty getting a decent HELOC until he talked to one local credit union who gave him a large line.

Having a strong why will help you push through any difficulties or setbacks. 

I began work a brokerage about six months back, but have recently been searching for work as an assistant under a more experienced agent in order to learn the ins and outs of the business. 

Next step would be to find an experienced CPA (I always recommend working with professionals who are personally invested in real estate, since they will know the best ways to save you money, save you work and keep you protected.

If you're active in real estate, however, you'll become experienced in no time and may not need a realtor.

I hope others experienced in apartments will chime in as I put in some keywords, but in the meantime I suggest that you do a search here on syndication, and on multifamily.
