I found BP after getting the house hacking bug from a friend who is doing it in Georgia. 

Electric bills tend to be higher than water bills. 

Learning about managing the order of operations in a full house renovation - first clearing out, then demolition, then repair the floor, then run the electrical and plumbing, then repair the sheetrock etc etc.

Seems to keep them from bugging me for minor problems while they take care of most of them on their own.

@German VellonI’ve rehabbed condos for investors and from what I can see we have a lot of freedom to change the layouts even electrical wiring.

I was having problems mitigating a roach problem in adjacent unit, and the reason i finally realized her less than desirable living habits were creating a roach breeding mega heaven, and incidentally discovered the above mentioned stuff...any small crack or hole in by an electrical outlet plate, had the most vile and gross path of roach feces, full on super highway paths of roach feces into any possible wall void.YUCK!!!
