I've debated a lot about actually getting my real estate license because I don't plan on selling houses, at least not right away.

I've seen a lot of debate on whether or not there is protection of personal assets from forming an LLC, I'll let someone else kick that discussion off.Personally, I did not form an LLC with the multifamily I bought this year but I wish I had.

I've been debating if it was worth attending.

I'm looking at and debating the potential risk/reward of investing in flips out-of-state.I have a relatively small amount of capital, about 30k.

@Zach Quick Keeping aside the philosophical debate on turnkey or not, by other numbers I mean the overall return, monthly cash flow, debt coverage ratio etc.

I have however made a boatload of money over the last 15 years that the BP calculators would have predicted I would lose money on, seriously :) ... it has been fun and educational though to debate and consider different points of view on the forums, and think I have helped those that will listen with open ears and mind, so not a total waste.

And even then, it's debatable. 

There is never going to be a one answer for all situations when it comes to the debate about commissions.  

I have approx 70k saved and debating using that for the down payment which would cover approx 20% even though he minimum is only 3.5%.
