Investing with After-tax or Pre-Tax Dollars ?

Dear All,

Of late, I was thinking should I convert my Solo 401K trust(Pre-tax) to Roth IRA (Post-tax : 25%) and then use that money to invest in real estate. I did some basic calculations and found that I tend to gain more if I use pre-tax money to invest. Only unknown variable in this calculation is the future tax rate.
