I’ve been emailing back and forth with said contractor since August (he’s very slow to respond), and most recently threatened legal action if I did not pay.As previously stated, I am hoping that because a) we never had a signed agreement and b) he never discussed these ‘new charges’ with me in person until long after the work was done, and its now a c) he said-she said type situation, if this went to court they would rule in my favor.

As for conventional lenders, these would be even fewer and further between.As @Erik Hatch mentions, a preapproval letter is not hard or time consuming to get, you can typically get one within an hour, but make sure you are outlining to any lender what your deal specifics are, meaning little or no money down.

Anyone have any experience with this or what rules govern these bank actions?

Eventually, you'll may very well branch out to other areas or property types, but for me, having a super narrow focus (SFR with at least 3BR and 1000sq ft in the 53222 zip code) was extremely helpful in getting me to take action on my first property.
