Multiple tenants fighting

I have a property with three brothers living there. Two of them are fighting and one is threating to leave even though the lease doesn't end until June next year. The other brothers asked if he would still be responsible for 33% of the rent even if he moves out? How should I approach the subject with the one that is moving out? Any advice is appreciated thank you.

First and foremost: consult your attorney to see what the laws are in your town/state. Like @Spencer Gartz said, the whole group is still liable. You also need to look at your lease and see what the early termination options/penalties are and go over them with the group. You do have some options: 1. See if the remaining 2 brothers can cover the rent themselves. Housing is pretty scarce in most areas right now and most people don't want the hassle of moving. If the one brother moves out, you likely aren't seeing a dime from him without court action. 2. See if the remaining brothers want to add another roommate. 3. Just let them out of the lease as long as they leave the place in good shape with rent paid, and simply re-rent. If you have a good unit, you shouldn't have much of a problem renting it in today's rental environment. Good luck!
