You're right that I'm leaving money on the table, but in practice it doesn't matter because there are more of the deals I want to do than I have time to do anyway.

We already have a good contractor that lives in the Beloit area that we know so I am not too concerned about that.

Depending on the town/city, the only concern really with increased residential rentals is the wear on infrastructure.

My concern is carrying  a hard money loan for 6 months waiting for the leases to expire. 

Hello BPers,I'm working on purchasing my 5th deal now and having trouble deciding on how to finance.I've been approved for a PML to purchase a property for around $100k but only at 65% ARV which doesn't leave me enough to rehab ($162,500 - $100,000). 

Do you have any info concerning the home ?

Are there any special exceptions listed in your owners title insurance policy concerning this land?

Should anonymity be a concern as we form our first LLC?

At the price point and what it brings in for rent, I think it may make more sense as a live-in flip than a rental, so want to leave my options open after the next two years to likely sell it.The neighborhood its in is one of the more historic, high end in its market. 

Property has been neglected and I have concerns about plumbing as house is 70 years old and it was neglected by previous owner who simply did patchwork repairs while never addressing the problems.
