If the PM company is handling the property they should have done this if they also have repair invoices.

Before my lease started the management company offered me a $0 security deposit due to my credit score but I had to go through 3rd party company who offered it and pay them like $50 to opt out which I did.

You are most likely paying that $20K extra because both agents work for the same company and have that early information. 

I heard about turnkey companies including Martell and Rent to Retirement. 

My house came with a home warranty company that sucks so bad they caused more problems than they helped with and I've had to pay for all the repairs that were covered under warranty anyway. 

We don't bother; I keep my own great insurance, and let the insurance company worry about abrogating their damages against the tenant who doesn't bother carrying the insurance. 

There are lot of companies you can use to do them; Red Star, RentPrep, Cozy, etc.

One owns the properties in TX and the other LLC owns the properties in FL, and the third is the management company that manages the LLCs.  

There was a company that didn't offer any split, but that died off.We MIGHT get more variable commission structures, such as 4% + 2.5% to the buyer or if the listing agent brings the buyer its 5%.

There are over 4 large hospitals and plenty of large companies here, so if you want to do MTR's you will find plenty of travel nurses and people with other occupations in need of temporary housing.
