@Deonte Hill-  thanks ...trust your instinct ....yes - massive red flag . unless you have unlimited cash to  address  unlimited issues - be wary 

Some investors / flippers of very inexpensive vacant land do self-close, where the cost to close with a title company (most often requiring that you purchase title insurance, which comes with a minimum cost just for issuing a policy) approaches or exceeds the monetary value of the land. 

Shortly after I was advised by the utility company that there was an issue with my water that is indicating there is a massive leak.

Just debating to do it or not because I don't have any issues and don't want to pay $5 a month and have to constantly go check my mail at the post office. 

I don't have much issue with this sort of thing.

Some of my buyers recently just put LVP over old hardwood. very common.

It has been a collegiate rental for MANY years, and the current PM that showed it to me yesterday has been in charge of it since 2018 with no gaps in renters.This home is in fantastic shape....new services throughout, no exterior issues, nothing. 

We have properties in 2 states and USAA issued a single policy. 

Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

However, I see those aren’t very common in that area.
