I agree that the best thing is not to spend $250K on a reno and try to collect $2600 or more in rent.Years ago we decided not to live or do rentals in Ridgewood due to the lack of subway service to Manhattan.

@Heather H.The resources you referenced focus on investing in a QOF, which appears to be a requirement of the law.

I certainly might be looking in the wrong places and welcome resources, but I wonder:1 - Can I buy two seperated but adjacent duplexes as a fourplex?

Hi Allan,Feel free to use me as a resource for NH, it's quite challenging in our state to find investor deals, but as always, some vigorous shaking of the bushes should result in some opportunities for you to add  properties into your deal pipeline.

It also has integrated double entry accounting, rent collection and a very nice tenant portal. 

There are so many resources and wonderful people here :)

Im aware its our fault for not collecting last months rent when they handed over the property.

I think you should work on all open/active accounts before any collections and of course back taxes first.
