I do like the idea of buying a home where everything is still under warranty, although the idea of buying something that doesn't exist yet gives me some pause.

In my case, they said I have an unpermitted apartment in the basement which I used for an office, and demanded it be torn down, then file plans from scratch and build my office.

Not to mention this is not counted as a legal area of living for owner occupied financing (if you're buying a multi unit).

I don't know any private lenders and hard money makes me nervous since I'm a buy and hold guy and the payback isn't as cut and dry as it is on a fix and flip.
