I realize these are some of the possible pains of a buy and hold investor, but I'm also thinking in terms of exit strategy.

Well just down the block from that house was a FSBO.

I coincidentally moved blocks away from BP HQ.

I personally think there are positives and negatives to hoarders...They have so much stuff, its a pain to move so they are fairly likely to stay with an increase in rent...But their hoards of stuff also cover up potential problems that won't be able to be in view during an inspection.  

Its can be very painful at time working with people and training them. 

The house is a couple blocks from campus (5 min walk).  

And that requires PMI which makes it even more painful than just the higher loan amount.
