Finance Repairs for selling a house

I am currently in the process of getting putting my house up for sale.  The house needs a new roof and unfortunately I don't have the funds available to pay for the repairs.  What are some good ways to finance the repairs (roof, siding, landscape, etc)

I was kicking around the idea of borrowing against my 401k. I'm new to this and welcome any ideas y'all might have.
