I am extremely new to the whole REI scene and discovered BP while looking for a good source of Real Estate Investment knowledge where I could also go to ask questions to other active investors.

Once the contract is accepted by HUD you have either 30 or 45 days to close and Investors will not recive their earnest money back if they fail to close barring excessive damage to the property after the contract was accepted or title issues.

I assisted an HOA (not saying how the wrangled me into that) but we removed an old Joe and the Board at a special meeting called for their removal, state law will set out the procedures, but each considered for removal was barred from voting on that matter, so one at a time they were removed, a nasty affair!

I was playing with the idea of using the three feet we are gaining to possibly add a three foot countertop bar stool height top of some sort but have not seen any designs that look good and make sense.
