This was a meeting where no contracts or anything were signed, strictly people talking real estate.After our meeting I set up an auto email through the MLS for Rob based on the specific towns, price, and types of houses he was interested in buying.Within a couple days Rob got back to me with a list of houses he was interested in seeing.We went out on a Saturday and viewed about 7 multi families in the town of Middletown, CT, a market I am familiar with.Rob knows this market very well too and really did his due diligence upfront on the properties we were planning on looking at.

Keep in mind,this house needed absolutely everything (basement, mechanicals, facade, etc), but the investor should be all in around 280k and can easily sell for 375k+ when it's all said and done!

If you are disciplined enough (I use auto pay) to make additional principle payments each month then your 30 year can easily turn into a 15 year amortization (or 20 or 18 - whatever).

the only time this would not apply would be government foreclosures (HUD's fannies, freddy and VA's) they update the websites and then there is a several day lag before that information is updated on the mlx.if your realtor cannot set up auto alerts get a new realtor
