I am actively looking to invest in Newark NJ with the BRRRR strategy, and like everyone knows to make a offer for a REO or short sale - witch is usually good to got a fixer upper - you need to have POF, and because my business strategy is to get a deal under contract and then look for a money partner i just don't have POFso i would like to ask you investors how are you getting POF to make a offer and get a deal UCappreciate your help Thanks everyone

You should check out the local REIA up there since it is very active.

I plan on building spec homes as active income and building rental properties for passive income.

One of the BP podcasts in the past few months (year maybe) had a guest who talked about submitting offers on properties that were “flexible.”  

@Nicholas Norris If you plan on getting your RE license, you still need to find a broker to take you on and let you stay active as a part time or full time agent.

This requires self-employment activity, though.
