Your numbers look pretty accurate but are on the lower end % wise.

Hey @Dan Gongora how have you been, I don't think that will work unless you have a significant amount of equity in both to pull out separately but talk to @Zack Karp and he will give you a firm and accurate answer.

However, the sub-trustee did not record the purchase in other county and also failed to accurately allocated the recording fees between the two counties.

Also, is the information my friend gave me about getting a commercial loan in the LLC's name accurate?

PROS: gives you a chance to retrade on original price if the condition was not accurately represented on the listing (it seldom is in my experience).  

There is alot of knowledge required in accurately determining value and analysis.

If you and/or your neighbor has an accurate survey, you can determine where the fence is in relation to the true property line, and you can see if it’s more on one side or another.

It all comes down to your tolerance for risk and your ability to accurately prepare multiple exit strategies.
