You also have to take into consideration the area - make sure the houses are in the same neighborhood and be zoned to the same schools.

I'm sure there is some outlier somewhere, but just like a unicorn, I've never seen one.If I had $200,000, I'd buy SFH, 90% LTV, worth $2,000,000 scattered in good owner-occupied neighborhoods with good schools, low crime and near employment.

In my case, to payout $1K a month and the added fees, it doesn't make sense as I have little work (average of 5 hours a month) and just the occasional departures or evictions every couple of years.Besides, with the kids out of school and basically out of the house, Bigger Pockets would be less one Pro member if I just stayed home all day long with the wife !
