I can't see it appreciating past the "buy" offer, but I do see it being in a very desirable location with high quality tenants wanting nice schools for children. 

Another viewpoint not factored in as parents we sometimes fail to remember that our children grow up and sometimes outgrow the family homes they were raised in.

If you have an area of town where schools and/or crime is notoriously bad, would a section 8 tenant with children choose to live in those neighborhoods when they could live in another area for the same amount?

In the future when I have children I would love to spend as much time as I can with them because family is very important to me.
