My question to you, taking yourself back to being a new investor, would you pay the extra to get into a market you want or would you stick with the plan of finding a property under 100k? 

The extra cash-flow is usually worth 6% to 10% of what you paid for the building in taxes that you do not have to pay.

  $44,000 of this debt is federal and currently isn't subject to interest rates due to the government putting a hold on this.Without getting into the nitty gritty, I've got about $1000-$1500 per month of "extra money" (Mindy would hate me for saying that). 

I will be notifying the property manager soon (according to our contract guidelines) that he will no longer be managing my properties-- he does not do any property inspections and does not manage the move out process well resulting in deterioration of my properties' condition and extra expenses and headaches for me .

New furnace good for 15 years.Contractor recommends 80% (for a rental) because of maintenance issues with extra venting and water condensation that needs to be removed.

If they are saying it is lower, I would definitely do extra verification with the employer.  

They also offered in-home plumbing support for an extra fee...but I cheaped out because I have a 3-unit building and would have to pay per unit.
