I think your time is better spent finding /analyzing deals and making them happen.

For example, it's hard to justify airfare for one duplex, but much easier for an 8-12 unit building and even better the more you get.

I would have bought in a different neighborhood with better comps to have a higher ARV value.

It takes longer than making a quick buck selling the property, but the long-term results can be substantially better.

If you provide a scope of what you are demo-ing, you may have better luck with someone's experience to comment here, but costs can vary regionally, so a local contractor would give you the best actual estimate.
